Our Commercial Interior Design Hong Kong Team
Highlights Comfort, Function & Image
Through working for international luxury brands including Cartier, Armani and Maxmara, the founder of our commercial interior design Hong Kong team has a strong sense of how to portray and execute commercial renovation Hong Kong projects by highlighting comfort, function and image.
Our commercial interior design HK team emulates style and sophistication, while emphasizing on end users’ experiences.

The 5 Steps of A Commercial Interior Design Project
To start planning for a commercial interior design project, there are 5 steps within our normal practice. The early steps will look somewhat unrelated to commercial renovation for some clients, but they are of utmost importance. May it be retail, F&B or hospitality, these steps are conducted for all commercial interior design Hong Kong and overseas we have been commissioned, contributing to the future success of the client’s setup.
Because of the extensive luxury branding experience of our founder, the team of our commercial interior design serves our client from a unique angle. The full process of the commercial renovation is divided into 5 steps:
Step 1: Identify
Upon kicking off the commercial renovation Hong Kong or overseas project, we will spend a significant amount of time understanding the core structure of the business from the client.
Every commercial renovation case is unique according to its business nature. Our team of commercial interior design HK experts will conduct in depth research identifying the unique elements of the client’s specific industry.
Step 2: Define
The next step in the commercial interior design process is defining the business philosophy and proceeding with benchmarking actions. Some clients of our commercial renovation projects have their own in-house or designated branding consultant. Their business philosophy has therefore been clearly defined and benchmarking/brand positioning strategies are in place.
For those commercial renovation projects without a branding consultant, or their business model is new, our commercial interior design Hong Kong team will apply our international branding experience in helping clients define their business philosophy.
Step 3: Explore
With a solid understanding of the purpose and philosophy of the commercial renovation project, it is now time to explore various elements in building the concept for the commercial interior design.
Concept is the soul and personality of any commercial interior design HK or overseas project. The space planning should be both comfort and function driven. Also, the material mood should depict the brand philosophy and spirit, while the details should convey the customer lifestyle of which the brand represents.
Step 4: Create
From design development to construction documentation, these are the actions we take for creating outstanding commercial interior designs for our clients.
Our commercial renovation Hong Kong team took into consideration the client’s branding direction and business function requirements, incorporating them throughout the overall design. All details and materials chosen have meaning connecting to the project nature, telling the complete story of the client’s brand.
Step 5: Support
Finishing a commercial interior design package is only half of our job for any project. We believe good communications and support results in outstanding outcomes in commercial renovation.
Upon the commencement of site work, our commercial renovation Hong Kong team provides daily support via phone, email, zoom meetings and site visits. Time is of the essence for all commercial renovation Hong Kong or overseas projects, and our strong support for site work has proven to be very helpful for project completion. In a wide range of past cases, our clients were happy and grateful for our commitment in making their commercial renovation journey a pleasant one.

Rainbow Boutique Four Seasons Macau – Helping A Legacy Boutique Align with New Concept of Luxury Fashion
-
Founded in the 1980s, the Rainbow Boutique has been the go-to high-end fashion store in Macau for generations. This multi-branded store carries international labels, showcasing different lifestyle and fashion statements. From timeless and elegant to fashion-forward, the Rainbow Boutique has you covered for any mood and occasion. As of Spring/Summer of this year, this store currently features well-known international labels including Lemaire, Jacquemus, Jil Sander, Off-white, Comme des Garcons, and Chloe, just to name a few.
To talk about the commercial interior design project brief, we have to first talk about the redefined definition of LUXURY FASHION. Upon entering the new millennium, fashion designers have started to explore what are the more relevant fashion statements of the modern daily lifestyle. While the millennials are focusing on individuality, their wardrobe has become more and more comfort driven. Suit and tie are not required as daily work clothes anymore, and all working classes are seen as unique and beautiful. Streetwear can also be luxurious. In that light, artistic geniuses such as Virgil Abloh manifest the NEW LUXURY through his fashion label Off-White. Off-White is a fashion brand redefining streetwear in a luxury approach. While the materials and craftsmanship are maintained at a substantially high quality, the signature elements are quotation marks, zip-ties and barricade tape which are the conventional industrial elements. The concept of “streetwear can be luxury” and “industrial elements are not synonyms of cheapness” has flipped the global fashion perception. In 2018, recognising his talent and his revolutionary fashion statement, the fashion giant LVMH, Moët Hennessy Louis Vuitton SE, hired Abloh to take up the position of artistic director for their Louis Vuitton menswear line. From that moment on, lots of other fashion labels have embraced the new luxury notion, and the commercial interior design Hong Kong and international scenes are changing accordingly to emulate relevant vibe.
In this 4,500 sq.ft space located in one of the most prestigious shopping centres in Macau, the design brief for this commercial interior design project is simple. The client indicated the need for 7 zones to showcase different lifestyle products. It has also been specified that all zones must be inter-connected, so that customers can move smoothly from one zone to another. For our commercial interior design Hong Kong and international projects, space planning is one of the most important elements. The spatial layout defines how the customers interact with the space. Our commercial interior design HK team ensured the floor plan can maximise product viewing encounters, hence increasing sales volume of the store overall.
-
It was a clear goal of our team, for this commercial interior design project, to come up with an amazing concept depicting the essence of luxury streetwear.
During the research stage, we have analysed more than 20 renowned fashion flagship stores around the world. These fashion labels are all falling into the arena of New Luxury. The commercial renovation for these stores is very different from the conventional luxury retailers. The spacing planning, material, lighting, visual merchandising furniture and decoration art in these stores are clean, raw and edgy. By understanding the brand DNA of Rainbow Boutique, we have created a coherent story debuting an uplifting modern look for this commercial renovation project.
The key elements of this commercial interior design project were:
• Raw materials. Stainless steel and cement walls are considered to be materials that are perhaps less refined. The sense of raw and edginess fits perfectly for this commercial renovation project. Perforated stainless, cement wall panel and plexiglass are applied in different zones. Mixing with terrazzo floor and glass essence, the material chosen emulates the vibe of luxury streetwear.
• Industrial inspired elements. Industrial related elements such as zip-ties and barricade tape have become fashionable artefacts introduced by luxury streetwear fashion labels. Screw, nails, barricade tape and heavy metal floorboard are incorporated into this commercial interior design Hong Kong & Macau project. From clothes hanging racks, display table to cashier table, the industrial inspired elements can be seen.
• Expose structure. For conventional luxury fashion retail stores, refined ceilings design is expected. Our commercial interior design HK team treats the ceiling with a stainless steel module system and perforated gypsum board. Again, these materials reflect the luxury streetwear vibe while imitating the sense of exposed ceiling structure.
• Cold lighting temperature. Lighting color temperature at 3000k or 2700k is a well-received setting for conventional luxury retail stores. The NEW LUXURY approach has also rewritten the lighting specifications at 4000k or 5000k providing color temperature similar to daylight setting. This lighting arrangement is considered revolutionary in commercial interior design in HK and overseas, considered to be very forward thinking.

Commercial renovation is when aesthetics meets function. Understanding the commercial business nature and the current benchmarking key points is crucial to a successful commercial interior design in Hong Kong as well as overseas. The Rainbow Boutique project is a commercial interior design aiming to relate to the most updated fashion movement while uplifting the brand image to reach out to the aimed audience.
Migrating from the conventional luxury fashion store to the NEW LUXURY fashion store showcasing luxury streetwear collections, this idea from our commercial renovation Hong Kong team brilliantly bridges the two styles in a tasteful and refreshing manner. This commercial renovation not only unveils a new look for the renowned fashion group, it also assists in announcing a bold rebranding statement using commercial interior design.
By analyzing the latest fashion culture, the aesthetic elements for this commercial renovation project portrays the vivid essence of luxury streetwear. Rainbow Boutique is an outstanding example of how our commercial interior design HK team helps to uplift your business via relevant design elements. The followings are the key elements contributing to a successful commercial renovation Hong Kong and overseas projects:
- Gradient Glass “Neo-chrome” representing the brand – Rainbow Boutique. The 7 colours of rainbow is the focal signature element depicted from the brand’s logo. Our commercial interior design HK team created with our glass specialist partner for this “Neo-chrome gradient glass as a modern feature bridging the brand’s heritage background.
- Tailor-made terrazzo floor. To realize our commercial interior design Hong Kong team’s concept, a tailor-made terrazzo is needed to contrast with other material for an edgy harmonious ambience.
- The meticulously designed clothing displays racks and shelves using the combo of gradient glass and screw-inspired stainless-steel details. All the display furniture is created for this commercial interior design project. While gradient glass emulates modernness and the brand’s identity, all industrial-inspired metal details connect nicely with the luxury streetwear vibe.
- A LED backlit cashier counter with gradient glass outer casing. Created especially for this project from building 3D model testing the feasibility to reviewing mockup, this outstanding piece of furniture is the iconic item for our commercial interior design HK team. It is amazing to look at with lighting effects, and also customer-engaging at the same time.
- Flexible display islands in plexiglass, stainless steel and stone creating contrasting effects while providing flexibility for various display setup. For the 7 zones in the store, the beautifully designed display islands are essential for connecting each individual zone through space and visual merchandising arrangements.
- A logo wall telling a story of the Rainbow Boutique’s heritage, while connecting to the up-to-date fashion culture. The original Rainbow Boutique logo was created in 1987 by the group founder. To stand well with all the modern fashion labels and the luxury streetwear vibes, the application of the logo takes deep thought and consideration. Our commercial interior design HK team chose between more than 10 types of fonts, written the name “Rainbow”, while standing alongside the original store logo. The message behind this visual act is that the Rainbow’s heritage can stand the test of time while it is staying relevant showing various styles and faces to the world.
- Color changing ceiling light. Upon arrival at the store, specially designed for this commercial renovation project, in the middle of the space facing the main entrance, there is a color-changing lighting arrangement on the ceiling on top of all display products. This is a LED lighting installation and it can change color, fitting different needs of store events.

F&B clients are very interesting commercial interior design projects since dining is not only about food. It is about the ambience, the visual stimuli, the comfort of the space and the total experience from entering to the venue till leaving.
The first thing our commercial interior design HK team will advise our client for an F&B project is to conduct an in-depth benchmarking analysis so the branding positioning is clear. Before proceeding with space planning, it is important to have the finance numbers ready. The Return On Investment (ROI) defines the monthly turnover which also defines the total number of tables versus average spending per table per day. This piece of information will give our commercial interior design team a guideline of the seating arrangement.
While planning for the space layout for F&B commercial renovation, it is also important to look at the kitchen space provision. According to Hong Kong government codes, professional kitchen equipment and setup relates to the type of F&B service. It is wise to work with a kitchen/licensing consultant for your F&B project upon the start of space planning.
Licensing is also another practical aspect we should look at for this type of commercial interior design project. There are a few types of F&B licenses available, which correlate to the seat counts and food served. A licensing consultant is crucial for providing adequate information for the commercial renovation Hong Kong client.
Last but not least, F&B projects require our commercial interior design HK team to take note of durability and maintenance. For all F&B management, material which is easy maintenance for daily cleaning is essential. When tear and wear happen faster in commercial interior design projects, selection of materials that provide good durability is a prerequisite in all commercial renovations.

The retail business is moving fast, always changing and competitive. Our commercial interior design HK team has extensive experience in retail projects over the years, working with international brands as well as local ones. Let’s look into some key elements which makes a successful commercial renovation project in this sector:
• Benchmarking. Upon starting any retail, commercial interior design HK project, our team will always ask for benchmarking information. Benchmarking is of utmost importance for retail business. It will give our team an insightful perspective for brand image, pricing, marketing strategies and design direction.
• Branding. Most of our clients will have already created their brand prior to starting a commercial interior design HK project. Branding direction defines the mood of the space, the color represents the brand, the material used in design concept and any other brand related factors. For example, Yves Saint Laurent (YSL) has revamped all of their retail stores to black and white color correlating to it black and white logo. Overall, branding plays an important role in commercial interior design in Hong Kong.
• Space Planning. Retail space planning is more than space experience, as it entails the function of guiding customers behaviour. Take our commercial renovation project for the Rainbow Boutique at Four Seasons Hotel as an example, it is an open-plan space layout in a 4,500 sq.ft store with 7 different zones. This is a multi-brand fashion store, all different zones showcasing different fashion labels in different lifestyles. To maximize selling potential, all 7 zones are planned in a manner of a one-way street with contour. Once customers enter zone 1, they have to finish walking through all 7 zones before exiting the store. The setup provides greater selling time and opportunity for sales associates to create interest and to interact with customers. For most of the retail commercial renovation projects, storage room ratio is also an important aspect during the space planning stage. Especially for fashion and shoes retail, a storage room with easy access at adequate size relating to sales floor size is essential for supporting good retail management.
• VIP Experience. It is becoming more popular for retail stores, especially for luxury retail, to provide a VIP experience for its discerning clientele. During the space planning and concept building stage, our commercial interior design HK team will pay special attention to creating unique and engaging VIP experiences. VIP viewing or resting lounge is what we will allocate. A refreshment bar or semi-open pantry will be made available for serving VIP customers. A packing counter at the front or the back of the house is also provisioned for VIP wrapping.
• Display Window. For most of the commercial renovation in the retail sector, window display may be the most essential component in the store as a marketing and customer engagement tool. Prior to entering any retail stores, the display window has set the tone of the brand image and product quality expectations. The size, angle and position of the display window affects the results drastically. Flexibility of lighting control also plays an important factor in a good display window.
• Lighting Design. It may be the unsung hero, as lighting design is becoming more and more crucial for a successful commercial renovation project. Different retail businesses call for different lighting arrangements. F&B projects are more about cozy ambience, hospitality projects require various room scenes and easy control, and retail projects pay special attention to lighting enhancing product quality. Good lighting design gives tremendous support for successful commercial interior design in Hong Kong.
-
Our commercial interior design HK team has done quite a few signature clubhouses in the city. First things first, the space program is what we will discuss in detail with our client. From a 2,000 to a 30,000 sq. ft club house, all programs are different and it defines how our commercial interior design Hong Kong team looks at the space. While smaller club houses will normally be equipped with a reception area, lounge, bar and F&B area, larger scale clubhouses will allow for a swimming pool, changing room with spa facilities, locker room, cinema or viewing room, bowling, golf simulation and karaoke. Regardless of the commercial interior design project area, the space program must be defined.
Since clubhouses require substantial management, for good commercial renovation in Hong Kong, during the space planning phase, the back of house area should be also cared for with great attention. Similar to F&B retail projects, other important elements while working on a commercial renovation Hong Kong project includes good kitchen consultant, licensing consultant, and lighting consultant.

Property development is a very large market in Hong Kong. Real estate companies are very experienced developers and they have years of understanding toward local market expectations. These companies are also very in tune with their marketing strategy. In light of that, some specific factors are being placed with greater importance for property development when it comes to commercial renovation. These factors are:
• Cost. Property development is a strict, commercial business. The land cost vs expected selling price per sq. ft somehow frame the renovation cost. Some property developers may not restrict their commercial interior design team with a project cost to provide more design freedom, yet value engineering will be conducted during the tender stage as an attempt to retain the integrity of commercial interior design while replacing some material with substitute items at lower cost.
• Durability. Property buyers in Hong Kong are very sophisticated. They are usually well-traveled with international exposure. The property quality expectation is, therefore, relatively high. Property development projects requiring durability may be applied to public areas, show flats or show houses on one hand to fulfil buyer expectations, and on the other hand to create a solid brand image.
• Government Code Compliance. For commercial renovation, almost every type of business will have to comply with government codes. Especially for property development projects, it has a lot of public access and areas leading to fire exits. Fire regulation for commercial renovation must be complied. Non-combustible material is required for commercial renovation in Hong Kong for the captioned area. Another fire regulation related element is sprinkler heads and exit signs. These items will affect ceiling design hence liaison and attention have to be paid for a successful commercial renovation. Barrier Free Access code is another focus of compliance for public areas for a sophisticated commercial renovation Hong Kong project.

It is strongly recommended to hire a branding consultant if your business is new and/or have not yet established a branding direction. For commercial renovation projects, branding is sometimes overlooked but it is the most important part of aiming for a successful commercial interior design.
While social media is moving ever so fast with tons of information sharing from all around the world, local customers are now well-informed with international taste. Especially for commercial projects, the aesthetic element is a very crucial engaging factor for attracting customers. Branding defines almost all aesthetics related items for a business. It is the overall framework of the image of a business. A branding package normally includes the following items:
Brand Logo. A brand’s logo is considered the most important item for any business. It represents the business nature, its philosophy and its aesthetic approach. Take Cartier, the world-renowned jeweler and watch brand as an example, though the brand logo has slightly evolved over its 177 years of history, the original logo is still making a bold statement on behalf of the brand.
Stationary. Name cards, email signature, letter head, and other business-related stationary should be well designed to emulate the company’s sophistication. Branding consultants will also help you with all stationary designs.
Marketing Standard Tool. For any social media communications, print marketing campaigns, company stationary and other PR applications of the brand identity, it is important to have a marketing standard tool for in-house administration, marketing and PR departments to conduct sophisticated actions.
Packaging. For retail business and F&B business, packaging is also very important. It may be the most frequently seen item by others; hence, the package design should be well-executed. A classic example is the orange shopping bag from Hermes. Everyone recognizes it just by glancing at the color.
Operational Items. For F&B and hospitality businesses, operational items such as menu, table mat, coaster, hotel rooms, print items and uniforms, these items connect directly with the brand image and should definitely be designed with care aligning the brand’s positioning. Some larger scale of F&B group or hospitality group will for sure have their in-house designer for these items. Any business on a smaller scale or new brand/ business is in need of help from a good branding consultant.

Pet-friendly elements are fast becoming more and more important for commercial renovation in Hong Kong. There are a lot of shopping malls, retail stores, F&B venues and property developments that welcome furry friends to enjoy the space with their owners. This is a social movement as a significant amount of households have pet members. From a commercial renovation Hong Kong point of view, some provision in this regard should be considered.
Pet-friendly flooring material is one of the elements our commercial renovation Hong Kong team will for sure be focused on. High durability with anti-scratch water resistance finish is good for pet-friendly commercial space. For commercial renovation Hong Kong projects with seating areas, anti-scratch and water-resistant fabric is chosen for all upholstered furniture.
For commercial interior design projects with space allowance, we will also allocate a pet garden and toilet area which are welcomed by all pet owners, resulting in more traffic for the commercial venue.
