Attitude Asia is one of the best office interior design companies in Hong Kong, and we understand its importance in defining and creating working cultures.

Key Aspects to Consider When Planning
Office Design in Hong Kong

In any workplace, when planning for a nice office interior design, instead of only looking into work related functions, a few key factors must be put into consideration:

1. Office Design HK Planning with Function, Emphasising People Connection:

Workplaces nowadays focus more and more on facilitating communications and discussions. Space planning is the first step for any office interior design project. Upon receiving the space program from the client, our office design Hong Kong team will bear in mind the importance of people connection, while creating different work zones.

2. Flexible Furniture Arrangement:

To provide flexibility for adapting to change of human resources decisions and/or management needs, it is a must, for good office interior design results, to procure “flexible” furniture. Good, flexible office furniture comes in modules providing functional configuration addressing different needs.

3. Aesthetics That Emulates Company Values & Branding:

Aesthetics elements contribute to a successful office interior design Hong Kong project. All specified materials should connect with the branding direction of the business to create appealing, engaging and inspiring visual environments.

4. Promoting Wellness & Sustainability:

Employees’ wellbeing is a crucial factor that determines a business’ ultimate success, as people are the most valuable asset of any company. While creating the office interior design, our team will pay special attention to incorporate comfort-driven elements including good lighting, acoustics arrangement, relaxation area and specific low-chemical sustainable materials.

5. Harnessing Technology & Connectivity:

Technology is making it easier for connecting people within an office environment. Access control systems, applications for inter- and intro-departmental communications, as well as venue reservation systems that assist in connecting people in a workplace should be considered. Our office design HK team keeps in touch with the most updated technology for any client’s project.

Office Interior Design Case Study

Office Design Case Reference:
Plaza 336 – Contributing to the Cityscape of Shanghai, the “Paris of The East”

  • Typical Floor Plan

  • No of Units Per Floor:  9 Office Units

  • Size Per Unit:  Approximately 300 Sq. Ft.

  • Our office interior design project is set in Shanghai, which has always been considered the Paris of Asia. It is called the “magical city” within the China continent. People from all around China will vote Shanghai the “must visit city”. Tens of millions of people from all around the world visit Shanghai every year.

With a booming economy, majestic architecture designed by European architects, nightlife happenings, international fashion mixed with traditional Chinese Cheongsams, and of course sophisticated gentlemen conducting international business with foreigners from all around the world - this is a glimpse of Old Shanghai.

Going back to times before World War II, Shanghai was the synonym of “extravaganza”. It is a true melting pot of eastern and western cultures. The city development of modern Shanghai in the past decade has been benchmarking the 1920s spirit of its own.

While located in the south of China, Shanghai has long been showcasing tasteful western architecture in the city. Making a statement about beauty and dignity, world renowned architects were hired as early as before World War I. The stimulating landscape of western classic architecture, especially the Art Deco design, was at its peak between 1920s to 1930s. Many magnificent buildings are still standing at the Bund area in Shanghai today.

To reconnect with its past glory, Art Deco design has become the celebrated style in modern Shanghai representing the unconcealed and perpetual triumph of historical splendour.

The People’s Park, which our office interior design project overlooks, is an urban public park in the heart of Shanghai city, it is one of the first parks in the city and it has a special place in the heart of all the locals. The landscape is nicely designed with cozy walks connecting different exits of the park. The People’s Park is also best known for its rose garden on the central island, which is one of the largest rose gardens in China, with more than 50,000 flowers of over 300 cultivars.

  • The project for our office design HK team is Shanghai Plaza 336, which is a high-end office/commercial establishment of the Shanghai China Sunlight Group. This office building is located at the heart of the city centre, with an expansive view of People’s Square and beyond through a full height glass façade. It is a 22-storey architectural landmark with a grand lobby at 10-meter ceiling height, and an exterior that contributes to the beauty of Shanghai’s landscape.

The client reached out to our office design Hong Kong team, hoping to alleviate the aesthetics of all building interiors and also change their facade design to go along with the tasteful international cityscape of Shanghai’s city centre. With full confidence in the abilities of our office design HK team, the client gave us full freedom in creating an updated soul for their building.

  • The project itself is a major decision and investment for any office design in HK or China. The site is located at the Junction of Xizang Middle Road, Shanghai, China. It has a very intriguing luxury view of the city centre from north to south, and from east to west. It is perfectly positioned in the business and tourist centre of Shanghai.

With approximately 30,000 square meters of gross floor area, our office design Hong Kong team wanted to utilize every square meter to make the ultimate statement of elegance. Every single office floor area of the 1,300 square office design is operated with 75% efficiency.  The work of our office interior design Hong Kong team has to reflect the elegance and dignity of the value that our client represents. Also, the office interior design results of the project should uplift the branding position of the building, helping our client to gain higher rental yields.

  • Shanghai China Sunlight Group had a clear vision to re-design the façade and interior of Plaza 336, in order to re-introduce the building to the city as a stylish, sophisticated office building that attracts international clientele. The goal set for our office design Hong Kong team was to optimize the aesthetics and comfortability of the building, providing added-value to the existing and potential tenants.

With successful execution by our office design HK team, this building will become one of the most sought-after office spaces in town and our client will enjoy the increase of return on investment. The plan is to make the Ground Floor a luxury communal lobby area for all users, and the 1st to 22nd floors would be the luxury office space intended for rental purposes. The façade’s design was totally left to the creativity and imagination of our office interior design Hong Kong team.

  • Sunburst – this is what our office design HK team took as inspiration, and is the concept we aimed to emulate. The sunburst icon and the concept of this element has a special connection to the Sunlight Group. It is also a stimulating feature for our office interior design Hong Kong team to connect the history of the city and the architecture of Old Shanghai.

Shanghai has one of the richest collections of art deco architecture in the world. The Bund area is the most visited place for international tourists.  A mix of western influences and “Chinese deco”, the city’s signature style saw its first heyday in the 1930s and gives insight into the cultural movements of the era.

From the 1920s to the 1940s, Shanghai embraced the mix of east and west in every aspect, from fashion to architecture. It was the most prosperous city in China during that period of time. There were large numbers of westerners living in the city, particularly British, American and French, whose nations had established official diplomatic concessions in Shanghai. At that time, European-Chinese trade was already blooming in Shanghai.

In the early days, it was foreign architects who dominated the scene at the time, but then it was Chinese architecture graduates returning from study abroad programmes who developed the unique Chinese deco style, incorporating upturned eaves and traditional Chinese motifs into their designs. Our office design Hong Kong team is aware that a number of their buildings are still situated along the Bund, a riverfront international settlement that still contains Shanghai’s most famous and best-preserved collection of colonial architecture from this era.

As an unmistakable icon of Shanghai, the Bund has served as a cinematic backdrop in films from the Bond movie Skyfall, to Stephen Spielberg’s Empire of the Sun. The stretch of colonial buildings on the west bank (Puxi) is peppered with art deco motifs, which undoubtedly cast a long shadow for our office design Hong Kong team when executing this project.

  • Any re-design project has its challenges. Especially for office design in HK, and even overseas, the existing structure should be respected and existing E&M (Electrical & Mechanical) might not be able to change. For this special project, the challenges for our office interior design Hong Kong team were the existing E&M designs which we have to provide re-planning advice in order to achieve our design intent.

Trying our best to maximise the 10-meter ceiling height in the lobby, a significant change to the air conditioning arrangement was required. Ultimately gaining the trust of the client that these expenses were unavoidable, their support in E&M investment played an important role in the success of this office design project.

  • Taking the art deco glamour and beauty, our office design HK team have done an amazing job in depicting a bold statement of the old Shanghai in a modern manner. Derived from art deco inspired jewellery, art pieces and architecture, stylish features were created by our office design HK team throughout the 35,000 square feet interior space. The building facade has also been granted a new look with modern details hinting at the golden era of 1920s Shanghai.

The details in every corner highlighted by the subtle yet soothing lighting design makes this interior lift lobby one of the most understatedly elegant ones in Shanghai. Inspired by art deco jewellery, the sunburst pattern that echoes throughout the interiors created a reminiscent scene of the art deco design that the Old Shanghai era speaks of.

Going up to each floor via the beautifully designed lift, the intriguing marble flooring runs through the lift lobby of each floor. Bespoke carpet carefully created by our office design HK team for the 1st to 22nd floors.

Overall, great selection and quality control of materials like stone, high standard craftsmanship of wall mouldings, exemplary lighting design and meticulous inclusion of details for the Plaza 336 main lobby was the formula to this successful office interior design project.

  • Working as an artistic provision, the waiting area of Plaza 336 in the lobby serves the purpose of a gallery, seating area, socialisation as well as exhibition area.

It is a very important leisure space for breathing and quick relaxation, where users can enjoy a quick chat and meet ups. Our office design HK team created this zone with the intention of bringing people together to create a strong sense of community.

  • There were many features that our office design Hong Kong team implemented which improved the safety, security and accessibility and well-being of users.

For us and for our tenants, the main feature that made an impact in terms of safety, security and accessibility was the addition and improved design of the main canopy area. It gives the sense of arrival that welcomes the users of the building. It is well-designed to allow their entrance to the building safely and comfortably from the elements, thus making their whole experience a lot more elegant.

    • Daylight Censors

One of the new technologies that our office design HK team introduced to the design was the incorporation of the daylight sensors into the facility.

It is a control system used to manipulate lighting and utilise the use of natural daylight in the building. This innovative system allows the building management to control the lights in an efficient and sustainable way.  Most of the lights used by our office interior design team in this project are motion-sensitive, which means they react based on movement and are dimmable with LED light sources.

    • Energy Efficiency & Eco-friendly Measures

With the help of our brilliant office interior design Hong Kong team, and working closely with our consulting partner  Tino Kwan Lighting Consultants, we came up with the most efficient and sustainable lighting design for this project.

The lights are well-planned and positioned to the exact area where most appropriate. These lights are all dimmable and can be controlled using the Lutron system in a centralised building management system. The lighting in the space sets the mood and tone of the ambiances well, and helps to enhance the wellbeing of the users. With the application of daylight sensors, all lights will be automatically adjusted to the user-friendly level, providing user comfort and achieving cost efficiency.

    • Climate Control & Conservation

Thanks to our office design HK team and the local engineers, we have provided an ante room at the entrance to conserve energy and control the temperature from inside.

The ante room also serves as a second layer of security for safety and convenience of the users. Our client was very grateful to our office interior design Hong Kong team for the innovative thought.

  • People are the most important asset for any business. Office design in HK, is therefore what a successful business will invest in for long-term benefits. By introducing smart space planning and design elements, it will also encourage fluid communication and collaboration thus enhancing creativity. A professional office interior design Hong Kong company can go a long way in upholding and promoting branding strategy, which represents the value and philosophy of a company.

  • Office interior design in Hong Kong includes space planning/concept design, design development for showing all ceiling and wall design/construction documentation, conveying all design details and specifications for the office interior design. An office building design on the other hand, includes all of the above, including the facade, the outdoor entrance of the building, and all public areas of the building including the main lobby, lift lobbies, public corridors and shopping arcades.

Our office design Hong Kong team is an expert in delivering excellent services for workspace interiors, and the whole office building as well.

  • There are generally 6 types of space planning for office interior design Hong Kong projects. Depending on the management style and required functions, these types are:

    • Cellular

    • Open-plan

    • Team-based

    • Activity-based

    • Co-working

    • Hybrid

Cellular plan is considered the traditional space planning where working cubicles and individual working offices are provided. Open-plan is work stations without obvious partitions while work tables are more connected. Team-based space planning is dividing the space into team zones instead of assigning work stations for each individual. Activity-based is similar to the logic of team-based where the office space is divided into various activities to cater for different work functions.

  • Hybrid working structure is a flexible work arrangement of a company in which employees can choose working physically in the office or working remotely. When Covid hit the world, companies had the need to keep the work going, and technology for online communication/meetings has made it possible for working remotely. This type of work arrangement is now a popular model for companies that value productivity, flexibility, and employee’s well-being. There are certainly office interior design aspects that can cater to this.

  • Some businesses might arrange a major percentage of employees to work under a hybrid schedule. Under this circumstance, work stations become public use instead of individual use as employees only occupy a work table for a short period of time in a week. Office design in Hong Kong for this type of arrangement should cater for its unique nature, creating flexible work stations, phone booths, think tanks and small meeting areas to comply with usage needs.

  • For a lot of metropolitan cities such as Hong Kong, land costs and new building costs are relatively high. Buying an existing building for Alterations and Additions (A&A) works may be more beneficial. A&A works generally refer to the change of structural layout, change of structure itself, or change of facade design and additions to existing building architecture. Our team has extensive experience in A&A works for office design in HK. We have won a few awards in this field, including for office interior design, grand entrance design, and facade design.

  • Facade design is one of our office design HK team’s expertise. May it be an investment for rental purposes, or a solely owned building for a business to create brand awareness and employee morale, turning a building into an elegantly-designed architecture is a sound investment for the said purposes. Changing the design of a building facade requires the approval from Building Department Hong Kong, and the application should be done by a certified Authority Person (AP).

Taking our “No. 8 Bute Street” project as an example, the owner of the building is a private equity company. We were commissioned as the office design HK team for this client, providing service for both office interior design as well as facade design. For the office interior design part, our scope of work was the main lobby, all lift lobbies, public corridors, lift interior, escalators design and shopping arcade design. The facade of the existing building was a worn-out industrial building with no obvious design feature. Our facade design has turned this industrial building into a timelessly sophisticated office building, which aligns perfectly with the stylish office interior design.

  • Prior to any change of structure for office interior design, for example, adding an internal staircase, approval is required by the Hong Kong Building Department. For exterior office building design, such as changing the look of the building’s facade, government approval is also required. If your office design Hong Kong project entails these changes or add-ons, you will need to hire an AP to submit applications. Our team has in depth experience in providing outstanding design by collaborating with local AP for optimal office design HK results.

  • When designing an entire office building, it is considered a large-scale commission, where a team of consultants will be needed to form a functional team to fulfil various expertise requirements. An Authorised Person (AP) is the first consultant we will recommend to our client when doing office building design in HK. The Local Building Department in Hong Kong requires an AP to submit A&A project related applications. When there is any change to existing structure, major layout, change of exterior facade, change of lift locations, adding or changing stairs, an AP will be needed for application submission. In addition to building change, according to the code of Barrier Free Access by the HK government, all office buildings are required to have a disabled-friendly access arrangement. The AP will also provide advice during our office interior design process to ensure government requirements are met. Our team has experts in providing internationally recognised office building design, while collaborating with local AP for a smooth process of approval.

For some office building designs in Hong Kong, a brand-new set of E&M equipment is preferred, and an E&M consultant should be onboard to provide the best recommendations that cater to the office design requirements, while providing energy saving benefits.

Some existing buildings in Hong Kong have designated parking slots and/or turn tables for car parking needs. When the office design in Hong Kong entails change of parking arrangement, a Traffic Consultant is required to look into feasibility and advise possible changes.

Sustainability in office interior design is also becoming a key element in recent years. From choosing the E&M equipment for energy saving, to the materials specified for office interior designs and whole building designs, advice from a professional team, such as an LEED consultant, is needed.

Last but not least, a signage consultant is someone important for successful office design as well as building design. For office interior design Hong Kong projects, we work with professional signage design consultants to make sure brand logos and images are appropriately in line with the branding position. Also, a signage consultant for office building is especially important for clear and elegant signage.

  • A LEED consultant is a professional providing advice on the Leadership in Energy and Environmental Design to encourage sustainability. An office building design with LEED certification is considered an outstanding green building in design, it also merits the office building design on conducting innovative sustainable measures during construction and operation. LEED-certified office design in HK also connects with the wellness factor of office users providing green areas for relaxation. All the material chosen for any office design in Hong Kong should be eco-friendly. We have extensive experience in working with LEED consultants in Hong Kong as well as other regions in the world. We are the office design HK team completing platinum level certified LEED office buildings, which has led to many projects in our portfolio winning awards. It is highly recommended to go for LEED certification for building and office design in HK.

  • In many office interior design Hong Kong projects, innovative technologies have enhanced work environments and efficiency tremendously. Our office design HK team believes that happy employees make for successful businesses. We therefore will focus on applying up-to-date technology to improve employee’s satisfaction and well-being for our office interior design Hong Kong projects.

Specifically, there are new technologies in the form of materials, equipment and software that will improve the overall sense of well-being, resulting in higher employee morale and productivity. The smart use of lighting is also considered one of these new technologies, as LED light fixtures are now very advanced. The beam angle, the anti-glare accessories, the color rendering index control and high quality of color temperature, all these elements contribute to a comfortable working environment. When good lighting fixtures are combined with a smart lighting control system, not only the level of comfort will increase, it will also be a very eco-friendly set up. Smart lighting control has daylight sensor devices, with the proper setting, interior lighting will be adjusted according to daylight provision. It is also a very cost-efficient setup.

Smart sensor control systems can also be applied to air conditioning. With temperature sensors installed, the temperature of the workplace can be automatically adjusted to be maintained at the preferred temperature. This application is both eco-friendly and cost-efficient, and is very much welcomed by many of our office design Hong Kong clients.

Health well-being is becoming a more and more important focus for office design in HK. Ever since Covid, office design in Hong Kong has entered an era which requires attention to the well-being of users. The installation of an air purifying system is a technology that our office interior design Hong Kong team highly recommends. It is important to choose a high-quality system, such as a hospital-grade system, for the best purifying results. Prior to the installation of the equipment, an air test will be carried out indicating the particle of the designated space, and the same test will be conducted after the system installation demonstrating the drastic improvements of air quality.

Going hand-in-hand with the employees’ wellness factor, our office design in HK cares about the management’s needs as well. With AI technology fast becoming an accessible solution for business, systems such as face recognition for access control and human resources management, are the technologies being welcomed by clients in office design Hong Kong projects. Our team has specified face recognition software for office interior design Hong Kong clients in the past, making access control very easy for a human resources team. With the face recognition software, facial details are linked with human resources monitoring software. Monthly HR reports including log-in time, log-out time, leave status etc. can be easily accessed and analysed.

The above technologies are all examples of those very welcomed by our office design HK clients.
